Types of Surveys

The following terms or descriptions of surveys are this company's terminology referring to our services. Other companies may use other terminology to described their services that are similar to the services we provide.

-----BOUNDARY SURVEY----- Is a determination of the recorded boundary of a subject property in relationship to the surrounding properties and is verified by field measurements to a recorded Permanent Reference Marker (also known as a P.R.M.) All the property corners will be either found or set. There are no improvements shown on a Boundary Survey. A full Boundary Survey is also performed to verify a single line of a parcel.

-----BOUNDARY & IMPROVEMENT SURVEY (AKA MORTGAGE SURVEY)-----  Is a determination of the recorded boundary of a subject property in relationship to the surrounding properties and is verified by field measurements to a recorded Permanent Reference Marker (also known as a P.R.M.) All the property corners will be either found or set. This type of surveying depicts all improvements  on a on the property and any other improvements within close proximity to boundary line.

-----SITE PLAN----- Is a  prepared drawing depicting a proposed location of a proposed building relative to a boundary as depicted by a current Boundary Survey.

-----BUILDING STAKE OUT----- Is the setting of hubs with a tack showing the location of a building corner to be placed or the envelope of a building layout derived from plans furnished by the client, architect or builder. Therefore aiding the company installing the foundation with proper placement. This work performed will also be depicted on a drawing of the current Boundary Survey of subject property.

-----FOUNDATION LOCATION----- Is the location of the foundation relative to the boundary after its installation and is depicted on a drawing of the current Boundary Survey of subject property.

-----FINAL AS BUILT SURVEY----- Is the location of the building and all improvements added such as concrete walkways and driveways relative to the boundary after its completion of construction and is depicted on a drawing of the current Boundary Survey of subject property.

-----SANTA ROSA ISLAND AUTHORITY SURVEY----- Is a Boundary & Improvement Survey with the additional information that is required by the Santa Rosa Island Authority. The additional information includes the location of buildings and docks on the properties abutting the subject property. It also shows the elevations of the natural grade at the property corners and the center of lot. It also shows the location of a Temporary Benchmark as set by our company during field work and is referenced to an established S.R.I.A. Benchmark.

-----UTILITIES LOCATION SURVEY----- Is the depiction of the location of any and all utilities near or entering the subject property that have been marked by an appropriate agency. This survey may or may not show any improvements on the subject property at the discretion of the entity ordering the survey and will be reflected on an accurate Boundary Survey.

-----WETLAND DELINEATION SURVEY----- Is the location of all flagging that has been placed by an appropriate agency showing the location of the edge of wetland areas. The location of said flagging relative to the boundary of subject property is depicted on an accurate Boundary & Improvement Survey.

-----MEAN HIGH WATER LINE LOCATION----- Is the location of the Mean High Water Line at the elevation determined for that area and its relative location to the boundary of subject property and is depicted on an accurate Boundary Survey. This survey also requires being referenced to a benchmark.

-----BENCHMARK SURVEY----- Is the establishment of a benchmark that represents vertical datum on the subject property and is referenced to a known and verifiable elevation unless otherwise instructed. Benchmarks are used in the construction of buildings, FEMA Elevation Certificate validation as well as determining accurate topography elevations.

-----TOPOGRAPHICAL SURVEY----- Is a Boundary Survey with the addition of contour lines in 1' intervals relative to the contours of the land on subject property. This survey may or may not show any improvements per the request of the individual ordering the survey. This service also includes the setting of two Temporary Benchmarks that are referenced to  recognized & recorded State or County benchmarks as needed. A topography can also be performed with an assumed elevation to help with the depiction of the lay of the land. Lands End Surveying, Inc. utilizes LABINS as a source to locate Government Benchmarks for vertical datum as well as local S.R.I.A benchmarks for the beach surveys.

-----TREE LOCATION----- Is a Boundary Survey with additional location of all trees 8 inches or larger in diameter at waist height. We also locate all magnolia trees and any other protected trees of any size as directed by the client & local ordinances provided.

-----FLOOD LETTER/STATEMENTS----- Is a letter signed and sealed by the licensed surveyor explaining the determination of the flood zone the subject property lies in. This determination is based on F.E.M.A. guidelines.

-----PILE TIP CERTIFICATION----- Is a determination of the depth of pilings driven into the ground that are used in building foundations. This determination is based on D.E.P. guidelines.

-----F.E.M.A. ELEVATION CERTIFICATE----- Is a determination of the flood zones, elevations of structure features, low & high natural grade adjacent to the structure, building type and latitude & longitude information of subject property as regulated by the guidelines of F.E.M.A. and represented on FEMA Form 81-31 that is signed and sealed by the licensed surveyor.

-----ALTA SURVEY----- Is a Boundary & Improvement Survey with the addition of a more detailed range of information adopted by the American Land Title Association and National Society of Professional Surveyors as regulated by A.C.S.M. and shown in the ALTA/ACSM Standards.

-----F.D.O.T. SURVEY----- Is a Boundary & Improvement Survey with the additional location of pavement on the abutting roads or highway and all the lane striping and traffic directional indicators. This survey also shows the locations of any ditches, signs and any other improvements within the right of way of said road or highway. There are two variations of this type of survey which consist of a "660" or a "1320". These variations are simply the distance in feet on either side of the subject parcel that the surveyor must include on his or her survey showing all required information within that designated area. This type of survey and its requirements are regulated by F.D.O.T.. This type of survey does not include a topography of the subject parcel. Spot elevations and/or contour lines are sometimes shown depending on the requirements of the design engineer.

-----C.C.C.L. SURVEY----- Is a Boundary & Improvement Survey showing the proximity of the subject parcel to the Coastal Construction Control Line as well as topographic information. The Coastal Construction Control Line is regulated by D.E.P.

-----LEGAL DESCRIPTION PREPARATION----- Is the preparation of a description of a parcel of land that has been newly separated from a larger parcel or the combining of several parcels to be described as one parcel. This information should be written in a manner in which the location of a boundary and its origin can be followed using bearings and distances. These descriptions are a vital component of Deeds or Warranty Deeds and mortgages and are recorded in the county public records.

-----SUBDIVISION PLAT DEVELOPMENT----- This is the development of a plat reflecting the subdividing of land into various lots and blocks for conveyance. This service is also choreographed along side with licensed engineers and site developers. There are several processes that occur in this service. The products provided in this service include a boundary and improvements survey and the preparation of a preliminary and a final plat of subject parcel. It also includes the setting of field monuments reflected on the plat that is required. This service may also include the staking out of various features of the subdivision such as utilities, roads and drainage. All regulations and requirements pertaining to the platting & construction of subdivisions are regulated by local and state governments.
